Real estate veteran and CEO of Showhomes Home Staging franchise, Bert Lyles, is targeting the Nashville area to sell his next franchise, but they are looking for the right individual to represent the brand.
Since purchasing the company from its original owners in 2004, Lyles has brought Showhomes to a new level of staging. When he made the decision to move the company’s headquarters from Mobile to Nashville, he also adapted its original Home Manager model to include a twist on the growing trend of home staging—preparing a home for sale by adding attractive home furnishings and room design techniques that maximize appeal. Through the program, Showhomes’ update experts assess a home’s individual needs and provide a customized menu of changes, utilizing their exclusive color palettes and flooring options to bring a maximum return on investment, without the hassle of hiring and communicating with multiple contractors to complete the work.
The innovative concept has picked up steam, and today the Showhomes’ franchise system is the nation’s largest and most successful home staging franchise. Last year, the company hit a milestone by posting a 33 percent increase in its system-wide revenue, and are poised to continue its explosive growth in 2016.
“These unique services are truly resonating with homeowners who are motivated to sell their homes quickly and for top dollar, and they’re only offered by Showhomes,” Lyles said. “That’s one big reason why the interest in our services is at an all-time high. Buyers increasingly want a move-in ready house. We provide that, while also giving sellers a hassle-free and stress-free experience. We take care of everything it takes to put your home’s best foot forward, and that has set us apart. We plan to use that differentiation to drive another year of aggressive national growth in 2016.”
As the franchise continues to grow with its new infrastructure and added services in place, Lyles is now focusing his energy back into expanding its reach. His goal is to sell an additional 100 units within the next two years, and top on his list is to find the right franchisee to lead the charge in Nashville.
Nashville is an important market for the brand. According to a recent article published in The Tennessean, Nashville-area home prices rose at a faster clip than the entire nation—the median sale price of existing single-family homes rose 10.7 percent, an increase that rises above the 6.9 percent national average. Nationwide, Nashville is also among the top 15 percent of U.S. metro areas with double-digit median price increases. That’s good news for Showhomes, which targets high-end homes.
“Market conditions are perfect for Showhomes. It’s due to the fact that Nashville is a very good job market, thereby fueling housing demand. Homes are selling relatively quickly, and as such, our home updates and one-day makeovers will increasingly be in higher demand. I have no doubt the franchisee to lead our Nashville territory will be wildly successful,” Lyles said.
